Why We’re Updating the Flow
Up until now, the debt portfolio process was tracked through Flow 1.0, which provided updates on the legal and financial journey of claims and repayments. While functional, it often felt too high-level, leaving some steps unclear for investors who wanted deeper insight. It is important to note that this flow represents just a single recovery scenario — the legal recovery flow.

With Flow 2.0, we’ve reimagined how each stage is presented. The new flow not only expands on the number of stages but also includes clearer descriptions, ensuring you always understand what’s happening with your investments.
Let’s take a look at this new update. Stage Progress Timeline
Understanding how an asset moves through its stages — the flow — is key to grasping how NPL investments evolve over time. To make this journey clearer and more intuitive, we’ve given the Stage Progress Timeline a complete visual makeover.
The result? A cleaner, more informative view that lets you instantly see where each investment stands in its lifecycle. And to truly appreciate the difference, just take a look at how far the design has come — from what it was to what it is now.

Flow 2.0 expands that into a comprehensive 24-steps process spread among the 5 main stages, giving investors visibility into every critical milestone along the way — from the very first claim preparation all the way to the potential sale of the recovered real estate. During the transition to the Flow 2.0 we dropped very technical steps and added new, more crucial ones.

We also added a new interim step called Debt Purchase Registration – The mortgage and claim are being formally registered to the new creditor in court as part of the foreclosure procedure.

This interim step was a usual reason why a new, recently listed debt was not progressing through the flow steps for a while, but the community felt it was stagnant. So now investors will see this interim stage in their Flow and when this step is cleared by the servicing company, the step icon will be removed and the debt will be back on the standard flow trail. Here is a visual reflection of how the new step will look in the platform interface.
Key Highlights of the New Flow
The revamped Flow Timeline isn’t just a visual upgrade — it’s a smarter, more realistic way to track how each investment moves through its lifecycle. Here’s what’s new:
- Real-life proportions: Each stage now appears in direct proportion to its actual duration within the full NPL lifecycle. If the entire journey equals 100%, every step visually reflects its true share of that timeline — just like it happens in real business.
- Color-coded clarity: The major procedure groups — Prejudicial, Judicial, Auction, Award Assignment, Takeover Phase, and Debt Purchase Registration (DPR) — are now clearly distinguished by color, making it effortless to see where your investment stands.
- New DPR visibility: A dedicated visual element now highlights the Debt Purchase Registration stage — giving you full transparency from start to finish.
- Smarter notifications: We’ve refined how notifications are triggered when a note changes stages, especially when moving into the DPR stage.
- Unified for all Note types: The new Flow applies not only to the 1 Note : 1 Debt update but also to existing notes. For multi-debts notes, a new horizontal progress bar now illustrates overall stage advancement.
This refreshed flow gives investors a clear, color-coded snapshot of progress at every step — making complex legal procedures easy to follow and visually engaging.

What’s Next
As our CEO recently shared:
“Updates on the flow stages of the entire debt portfolio are provided monthly, usually at the end of each month, as reported by the servicing company to Indemo. Ad-hoc updates are made when additional checks are required under the cooperation procedure, or when a debt is recovered and repayments are processed.”
That process remains the same — but now, you’ll experience those updates in a much more detailed and transparent way with Flow 2.0. It’s important to note that this revamped flow reflects just one of the three main debt recovery (exit) strategies: the legal (judicial) recovery flow. We plan to introduce alternative exit flows for out-of-court settlements and debt sales on the secondary market, which have historically been the most common cases, alongside the launch of secondary market functionality on Indemo in H1 2026.
