Based in Europe, Indemo is a regulated platform that facilitates loan-based investments. When you join Indemo, you gain access to hundreds of investment opportunities from lending companies located in Spain.
Both retail and institutional investors have the opportunity to invest in loans and discounted debt products through Indemo. Lending companies can quickly and easily connect with investors seeking to earn returns on these loan-based investments.
Indemo is a licensed and supervised investment firm under the authority of Latvijas Banka, the central bank of Latvia. Furthermore, Indemo is a member of the National Investor Compensation scheme. This means that in the event of Indemo being unable to return assets, you'll be entitled to receive a compensation of 90% of your irrevocable loss, up to a limit of €20,000. This does not include losses incurred from investments.What are Indemo users investing in?

How much time is required to manage my investments?
This depends on your investment style. If you choose a passive investment approach and use our Autoinvest feature, the time commitment required for managing your investments is typically minimal. However, if you prefer a more selective investment style and wish to choose each investment individually, then managing your investments will likely require more time.

Before you invest on Indemo, we need you to complete a few steps to ensure safety and compliance. We're committed to making Indemo a safe and secure place to invest, and we take crime prevention very seriously. We require certain information from you to help us make the necessary checks. How do I invest?
We believe that everyone should have the right to discover exciting investment opportunities, regardless of their budget. Starting from as little as €10.00, you can begin your investment journey and start building your portfolio with Indemo. Simply deposit some funds, pick an investment, and enjoy your returns. You can withdraw your returns at any time.
All investments on Indemo are executed through instruments called Notes. You can find out more about Notes on our product page. We offer two different ways to manage your investments; manual and automatic investing.
With manual investing, you explore, analyze, and purchase investment opportunities independently. This is for investors who prefer more control, and like to do their own research.
For automatic investing, Indemo offers a popular Auto-Invest tool. This tool allows you to set your own parameters, and then sit back and allow us to do the work for you. Once you've set your preferences and budget, the system will use your free funds to invest in opportunities on your behalf. Once returns are made on your investments, these will automatically be used to make further investments until you decide to withdraw.What is the Suitability and Appropriateness assessment and how does it affect me?
As an investment firm with a license, Indemo is obligated to ensure that the investment products offered are suitable and appropriate for investors according to MiFID II regulations. To ensure this, Indemo requires investors to complete a Suitability and Appropriateness assessment before they start investing. This assessment is designed to ensure that investors are aware of the risks of investing with Indemo and that their financial situation is suitable to handle these risks. It also determines whether the investment products offered by Indemo meet the expectations and needs of investors based on their knowledge and experience.
For individual investors, the Suitability and Appropriateness assessment consists of four sections of questions which cover the investor's financial situation, investment knowledge, investment experience, and investment goals. The questions for legal entity accounts may differ based on their legal status, and some sections may be skipped.
The results of the assessment determine which investment products are deemed suitable and appropriate for the investor. Investors will only have access to those investment products that are appropriate for them. However, manual investments are always available, although investors may receive a warning message before investing. The individual responsible investing requirement may also be set for an investor's automated strategies based on their investment goals and net worth. This requirement only applies to individuals and not legal entities.
Investors can see their current results, including the available investment products and the maximum amount they can invest with automated strategies, in the Suitability and Appropriateness section of their account. If a way of investing is not suitable for the investor based on their assessment answers, they will be able to see the reason why. If an investor's situation changes and they need to update their answers to the assessment, they can click on the "Edit" button in the top right corner of their account.

How can I contact Indemo?
If you have any questions about Indemo, our FAQ is available for you to search at any time. Additionally, you can start a chat with us by using the support chat feature located in the bottom right corner of your screen. Our chat service is available from 9AM to 5PM Riga time. If you contact us outside of these hours, we will respond to your inquiry via email.
When you reach out to us through our support chat, please select the appropriate topic for your request and provide your email address associated with your Indemo account (if you are not logged in). Also, if you have an investor ID, please provide it as well. Once you send your message, you will receive a confirmation email from us. We will do our best to respond to your message within 2 business days. If the request is account specific, relates to personal details and transactions, communication should be given only when you are logged in into your investor cabinet, and registered email and investor ID shall be provided.
If you prefer to be contacted by phone, you can also submit a callback request. In the request form, please specify your preferred language and the date for the callback. Don't forget to leave your phone number, email address linked to your Indemo account, your investor ID (if applicable), and a brief description of your issue. If we are unable to contact you on the chosen date, we may get in touch via email or call you back on a later date.
Withdrawing Funds
What is the expected timeframe for the withdrawal to be processed and reach my bank account?
Withdrawals are typically processed within 1-2 business days. Depending on the type of transfer, it may take up to 2 business days for SEPA transfers in EUR, and up to 5 business days for transfers outside the EEA for the withdrawal to arrive at your bank account. However, there may be situations where we need to delay or reject your withdrawal. If you have not received your withdrawal and are uncertain about the reason, please contact us. We can check the status of your withdrawal request and provide you with proof of payment to assist you in locating the payment with your bank.
What is the minimum amount of funds I can withdraw from my investment account?
The minimum amount you can withdraw from your investor's account is 10 EUR.
Are there any fees for withdrawing funds?
Indemo does not impose any charges on the withdrawal of funds. However, please confirm with your bank if there are any fees associated with receiving an international bank transfer.
How can I change my bank account for withdrawals?
To change the bank details to which you withdraw the funds, you'll need to link a new bank account with InDemo by making a payment from the new bank account and using the following reference: Change bank details, investor ID. [insert your investor ID, which is available in your profile].
Investing in Notes
What are Notes?
Notes are securities backed by loans or debts. They allow investors to invest in mortgage loans or discounted debts in a regulated environment. In simple words you get exposure to both the return and risk of the chosen lending products by investing into the Stack of Notes. To create a Stack of Notes, several loans, usually 8, with similar properties are pooled together. Each Stack of Notes has a unique International Securities Identification Number (ISIN) and consists of Notes of €0.01 nominal value each. By investing in a Stack of Notes, you gain diversification across all underlying loans or debts in the pool.
Notes are issued by a special purpose entity which is controlled by and is a part of the Indemo group. This SPV issuer obtains loan receivables from the cooperative lending and servicing companies, encloses them into the Stack of Notes and places them on Indemo platform. Purchasing Notes entitles you to receive income payments from the Notes whenever the borrower or debtor makes payments on the linked loan.What is the difference between Discounted Debt and Mortgage Loan Investments?
Mortgage Loan Investments are investments in bank type mortgage loans which professional lending companies issue to debtors. As the loan principal and interest are being repaid according to the schedule, investors can expect regular portions of the repayments. Discounted Debt Investments are created out of loans in which the borrower has failed to make payments on. High street Spanish banks sell these loans on the market at a significantly discounted price, including the real estate asset attached to them. When investing in Notes, the investor gets exposure to such debts at the discounted rate. Once the attached real estate is sold for its market value, the investor receives profit from the spread between the paid discounted price and the real estate sale proceeds. Discounted Debts do not generate regular payments, however they can can generate higher returns from the proceeds of the sale.
What is the minimum and maximum investment amount that can be invested in a single Stack of Notes?
The minimum investment amount is €10. The maximum available amount is indicated under the green status bar “to invest”.
What happens to my investment if Indemo ceases to operate?
Should Indemo become insolvent or unable to service its clients, the rules applicable to the resolution of an investment firm would apply. Investors’ titles in the Notes would remain in force irrespective of the status of Indemo. The insolvency procedure would be managed and supervised by Latvijas Banka, the Central Bank of Latvia. The appointed liquidator or administrator would take over the functions of the management board. Your investment accounts will be transferred to the substitute investment firm and it will continue servicing investors and relevant Notes portfolios in line with the applicable insolvency and liquidation rules.
Furthermore, investors’ uninvested funds and investments in Stacks of Notes are protected by an investor compensation scheme, which allows retail investors to receive compensation for 90% of the permanent loss resulting from a failure of Indemo to transfer the funds or financial instruments of the investor held by Indemo according to the investor’s instruction, up to a limit of €20 000. What fees are applicable?
Investing on Indemo does not incur any charges. There are also no fees associated with opening an account, making deposits, or withdrawing funds.
What is the minimum amount that can be invested?
The minimum amount required for investment in a single Set of Notes is 10 EUR.
What is the duration of the investment lock-in period?
The duration of investment lock in period is determined by the loan term and amortization method of the underlying loan. This will indicate the time period for return on investment.
What is an asset-backed investment?
We work with carefully selected lending companies that provide loans to businesses and individuals to purchase real property. These companies often look to investors to fund the loans they issue — that’s where we come in.
Indemo gives you the opportunity to invest in these loans, and earn returns on the loan repayments, the interest accrued, or returns from mortgage enforcement. It’s a simple and efficient way for investors to profit from the lending market whilst increasing diversification.Some of the benefits of asset-backed investments include:

When it comes to real estate in Spain, high-quality and liquid properties typically come with a hefty price tag, starting from €250-300k. However, when our servicing company purchases debts at a discount of around 40%, each debt costs approximately €200k.
Given this context, each note typically comprises eight debts. To fund the entire stack of eight debts at once would require approximately €1.5 million. Therefore, to facilitate swift funding and ensure investors' money starts working from the get-go, we slice debts into smaller parts.
This approach allows investors to start earning returns without waiting for the entire stock of debts to be fully funded. Additionally, it mitigates the risk of prolonged funding waits, which could lead to certain debts advancing in their collection stage or being collected (RE foreclosed), necessitating their replacement with new ones.
For our servicing company, this process isn't a concern, as it operates with its operating capital and acquires debts on the market before they are listed on Indemo.
Moreover, we continuously add new debts to our platform. This expansion will enhance the diversity of notes available for investment.
Money Transfers
Where is investor money held?
All money that has been transferred to Indemo investor accounts is kept in a secure separate InDemo investor omnibus bank account, which is legally separate from InDemo's own account and has no other function. You can request InDemo to withdraw the money that is not invested from your platform account to your bank account at any time.
I have made a deposit, how long does it take to transfer the funds to my account?
Please note that it may take up to three business days for your deposit to be processed, after which the funds will be added to your account and reflected in your profile. Upon receiving your payment, we will process information collected previously and provided by your payment services provider to verify your identity. Our partnering bank may request additional information so we may reach out to you for further clarification if necessary.
How can I change my linked bank account?
To change the bank details you make deposits with, you'll need to link a new bank account with Indemo by making a payment from the new bank account and using the following reference: Change bank details, investor ID. [insert your investor ID, which is available in your profile].
Autoinvest
How do I set up Autoinvest?
To use our Autoinvest feature, you must have at least 10 EUR in your account. Select the product you wish to invest in, enter the Autoinvest Limit, and then read and confirm the Principal Loan Terms.
Can I make manual investments after activating Autoinvest?
Yes, you are always free to make manual investments whilst still taking advantage of our Autoinvest feature.
How can I change Autoinvest parameters?
You can change your Autoinvest parameters at any time by clicking Autoinvest on your dashboard, and then clicking on Increase Target or Decrease Target.
Where I can find the list of Notes invested through Autoinvest?
You can see the list of Notes invested through Autoinvest by clicking on the Autoinvest button on your panel on the top left corner.
What happens if my Autoinvest reaches the maximum amount set by the responsible investing requirement?
If you have a private account, to meet the individual responsible investing standard set by the MiFID II regulation, Autoinvest will be set up to a certain predetermined amount. This amount is calculated based on your investment objectives and income as determined by your answers to the Suitability and Appropriateness assessment, and can be viewed in the relevant section of your account. Once your outstanding investments made through Autoinvest reach this limit, Autoinvest will automatically stop investing. However, as you receive repayments and your outstanding investments made through Autoinvest decrease below the set amount, Autoinvest will resume investing again. You can always modify your responses to the Suitability and Appropriateness assessment in your account settings if your circumstances change.
How can I stop Autoinvest and withdraw funds?
You can stop Autoinvest at any time by clicking on the Autoinvest button, then clicking on the Terminate button, and confirming your choice on the pop-up window. To withdraw part of the funds invested through Autoinvest, you have to decrease the Autoinvest Limit, or stop Autoinvest if you wish to withdraw the full amount. Once the investments are repaid, the funds will be available for withdrawal on your investment profile.
How do I make deposits to my Indemo investment account?
If you are an individual investor, your first deposit must be made from your own personal bank account. Corporate investors can only deposit funds from their company's bank account. The bank you deposit funds from must be located in the EU/EEA.
Data Protection
What is GDPR?
The General Data Protection Regulation (GDPR) is a comprehensive data protection regulation that outlines the rights of individuals in the EU and EEA regarding their personal data and the responsibilities of institutions and companies when processing and storing such data. It also covers the transfer of personal data outside the EU and EEA. GDPR became directly applicable to all EU and EEA countries on May 25, 2018, and it imposes obligations on companies and organizations that process personal data related to individuals inside and outside of the EU and EEA. The regulation defines personal data as any information that can be used to identify an individual. Indemo should adhere to and ensure its operation compliance to GDPR.
Where can I find what information Indemo holds about me?
Indemo holds various types of information about you, which can be accessed through your account settings. Your personal information such as Investor ID, name/last name, language preference, address, phone number, and email can be found under Personal Information. The responses you provided for the Suitability and Appropriateness assessment can be accessed and edited under Suitability and appropriateness. Information and details about your account, including available funds, investments, pending payments, and funds in recovery, can be found on the Overview page. Notifications, tax statements and reports, current and finished investments, registered bank accounts, and transactions history can also be accessed through your account settings. Additionally, verification details, setting changes, emails, and other data are available upon request. Finally, all current and past agreements between you and Indemo can be found under Agreements in your account settings.
Which categories of my personal data are being processed by Indemo?
Indemo processes various categories of personal data, such as identification, contact, financial, occupation, correspondence, location, cookies, and other data. These categories of data are further explained in our Privacy Policy (Section 2: Categories of the User's personal data). Indemo ensures that only the necessary categories of personal data are processed, in compliance with regulatory and data protection laws.

What is the Suitability and Appropriateness assessment and how does it affect me?

How can I change my contact information in my Indemo account?
It is important to keep your contact information updated to ensure you maintain access to your Indemo account. To update your phone number or address, follow these steps:
- Log in to your Indemo account on the website
- Go to your account settings and select "Personal information"
- Click on "Edit" next to the information you wish to change
- Once you have made your updates, click "Save" in the bottom right corner.
Note that a valid phone number is required in order to save any changes.

If you have changed your first or last name legally, it is important to inform Indemo about the change so that your account can be updated accordingly. To request a name change, you must provide an official document from the government confirming the name change, as well as your new identity document. Indemo Legal team can ask for additional information, documents or documents certification form. Here are the steps to follow:
- Upload the document that confirms your name change.
- Contact Indemo and request that your name be changed.
- After your name has been updated, you will be required to verify your identity using your new identity document. You can learn more about the identity verification process on the Indemo website.
What is the reason for requiring supplementary identity documents or bank statements?
Indemo, being a licensed investment firm, is obligated to adhere to strict security checks and identity verification requirements. These requirements are in accordance with the prevailing EU anti-money laundering (AML) and customer verification regulations. Indemo is legally required to conduct its own compliance checks, even if other institutions have already done so.
We acknowledge that we may ask for sensitive information from our investors. However, we assure you that we treat all information with utmost confidentiality. Indemo operates under the General Data Protection Regulation (EU) 2016/679 (GDPR), which oversees data protection and privacy in the European Union, as well as under the Markets in Financial Instruments Directive (MiFID II) and European anti-money laundering directives (AMLD) We handle all personal data in accordance with our Privacy Policy and AML/CFT policies.How can I upload documents to Indemo?
To ensure the security of your personal information, it is recommended that you email your documents through a password protected file. You can send word processing files (.docx), spreadsheet files (.xlsx), presentation files (.pptx), image files (.bmp, .png, .jpg), archive files (.zip, .7z, .rar, .tar), and PDF files.
In case you are having trouble logging into your account, and you need to upload a document, please contact us, and we will provide you with a unique and secure upload link that doesn't require logging in. Our team is always available to assist you with any queries you may have.Who is allowed to register and invest?
Individuals who are 18 years or older and hold either EU citizenship or an EU residence permit are eligible to register and invest on the platform. You can also register for an account on behalf of a business, pending our security checks. Please feel free to reach out to us if you have any inquiries regarding eligibility requirements for registration and investment.
Is it possible for citizens of the UK/US to make investments on the platform?
Indemo does not accept registration or investments from residents of the United States of America (USA), irrespective of their citizenship and place of residence, as this would conflict with regulatory compliance requirements and our risk approach. However, UK citizens who can demonstrate their residence in an EU country are eligible to register and invest on the platform.
Referral Program
How does the referral program work?
By participating in the Indemo Referral Program, you can earn rewards for introducing friends, family, and associates to the platform. You'll receive a commission of 0.5% on every investment made by your referrals during their first 180 days on the platform.

How can I invite friends to join Indemo?
To invite friends to join Indemo, you will need to sign up and log in to the platform to obtain your unique referral link. You can then share this link with your friends and invite them to register on the platform using your referral link. You may also choose to opt-in to earn a 0.5% commission on your referrals' investments during their first 180 days on the platform. Is it possible to view a list of friends who have accepted my invitation to join Indemo?
We do not currently have a feature that allows you to see whether your friends have registered or created an account on Indemo due to personal data protection and privacy rules. We suggest reaching out to your friends directly to check if they have started investing on the platform. If you have invited someone and would like to receive general information about your recent referrals or verify if you used your friend's code correctly during registration, please contact us, and we'll be happy to assist you.
Account Information
How do I create an account?
To create an account on Indemo's website, simply click on "Create Account" on the right upper corner of the page and follow these steps: Choose the account type - private (for individuals) or business (for companies).
Please note that each person or company can only have one Indemo account. Enter your personal/company information, provide an email address for communication, and select your country of residence.
If your country is not listed in the dropdown menu, it means we do not operate and provide services there and you cannot create an account with us.
Choose a password.
Congratulations! You have created an account. Before you can start investing, you will need to verify your email address, complete the identity verification process, answer some questions about yourself, and take the Suitability and Appropriateness assessment.
Is it possible to create multiple Indemo accounts?
No. As part of our rules and guidelines, each individual or legal entity is permitted to have only one Indemo account. Creating multiple accounts on the platform is prohibited and may result in the restriction or closure of all duplicate accounts.
What is my investor ID and where can I find it?
Your Indemo investor ID is a distinct number assigned to your Indemo account, used primarily in two situations. Firstly, to identify transactions between your bank account and your Indemo account, and secondly, to identify your account when communicating with our support team. To locate your investor ID on the Indemo website, log in and click on the profile icon situated in the top right corner.
In which languages is Indemo available?
Indemo is available in English, Latvian, and Russian for communication with our support team and to submit complaints. Email notifications are sent in English only. The Indemo platform and app are offered in English and Latvian. Our blog is published in English. If a complaint is submitted in a language other than English, Latvian, or Russian, examination may be postponed until all requested information has been submitted in one of these official languages.
How can I change my name on my Indemo account?
If you have changed your first or last name legally, it is important to inform Indemo about the change so that your account can be updated accordingly. To request a name change, you must provide an official document from the government confirming the name change, as well as your new identity document. Here are the steps to follow:
- Upload the document that confirms your name change.
- Contact Indemo and request that your name be changed.

Does Indemo perform an evaluation to determine if the products and services being offered are suitable and appropriate for me?
Yes. In order to invest with Indemo, we require you to complete a Suitability and Appropriateness assessment - ensuring that the products and services we offer you are suitable and appropriate. These are based on your financial situation, investment knowledge, experience, risk appetite and goals. We strongly encourage you provide answers which reflect your real situation, and update the questionnaire if your personal circumstances change. You can make these changes at any time through your investor cabinet.
Can companies invest?
EU-registered and based companies, family trusts, partnerships, limited liability companies, and other organizations holding a bank account within EU/EEA can register on the platform. In order to fulfill the Anti-Money Laundering (AML) obligations, we will require additional details from companies such as registration documents, ultimate beneficial owner information, identification of a company representative, source of funds and any other relevant documentation as needed.
How can I upload documents to Indemo?
To ensure the security of your personal information, it is recommended that you avoid sending files that contain sensitive data through email. Instead, you can conveniently upload your documents directly to your account on Indemo. You can upload up to 20 files simultaneously, with a maximum file size of 20 MB per file. Our platform supports various types of documents, such as word processing files (.docx), spreadsheet files (.xlsx), presentation files (.pptx), image files (.bmp, .png, .jpg), archive files (.zip, .7z, .rar, .tar), and PDF files.
In case you are having trouble logging into your account, and you need to upload a document, please contact us, and we will provide you with a unique and secure upload link that doesn't require logging in. Our team is always available to assist you with any queries you may have.
I have a corporate account, and corporate amendments are taking place; what should I do?
When you have a corporate account with Indemo and corporate details of the legal entity changes, for example. In that case, the director/manager is being replaced, or shareholders/UBO changes, please get in touch with the Indemo Investors Support Team as soon as you have legal documents confirming such changes and pass these documents copies to them for Indemo Onboarding Team to review and process such changes. We can contact you if we need additional information or clarifications.

Where can I find what information Indemo holds about me?
Indemo holds various types of information about you, which can be accessed through your account settings. Your personal information such as Investor ID, name/last name, language preference, address, phone number, and email can be found under Personal Information. The responses you provided for the Suitability and Appropriateness assessment can be accessed and edited under Suitability and appropriateness. Information about your chosen currencies can be found under Currencies, and details about your account, including available funds, investments, pending payments, and funds in recovery, can be found on the Overview page.
Notifications, tax statements and reports, current and finished investments, registered bank accounts, and transactions history can also be accessed through your account settings.
Additionally, verification details, setting changes, emails, and other data are available upon request. Finally, all current and past agreements between you and Indemo can be found under Agreements in your account settings.
Which categories of my personal data are being processed by Indemo?
Indemo processes various categories of personal data, such as identification, contact, financial, occupation, correspondence, location, family, cookies, and other data. These categories of data are further explained in our Privacy Policy (Section 2: Categories of the User's personal data). Indemo ensures that only the necessary categories of personal data are processed, in compliance with regulatory and data protection laws.
What is the reason for requiring supplementary identity documents or bank statements?
Indemo, being a licensed investment firm, is obligated to adhere to strict security checks and identity verification requirements. These requirements are in accordance with the prevailing anti-money laundering (AML) and customer verification regulations. Indemo is legally required to conduct its own compliance checks, even if other institutions have already done so.
We acknowledge that we may ask for sensitive information from our investors. However, we assure you that we treat all information with utmost confidentiality. Indemo operates under the General Data Protection Regulation (EU) 2016/679 (GDPR), which oversees data protection and privacy in the European Union. We handle all personal data in accordance with our Privacy Policy.
Tax Details
How is my investment income taxed?
Indemo as a tax agent withholds tax from the interest payable from both Discounted Debt Investments and Mortgage Loans Investments at the rate of 5% if you are an individual and tax resident of EU/EEA; or at the rate of 20% if you are individual and tax resident of Latvia or another country (non-EU/EEA). We also urge you to check income taxation and declaration rules in the country where you are a tax resident.
I am a tax resident of (Germany / Spain); How will I be taxed on Indemo?
Please note that it is just a general understanding of how tax rules work towards investors – and individuals; it should not be treated as tax advice.
As far as we know, in Germany, passive income from interest is taxed at the rate of 26.375%. When the investor receives profit from Discounted Debts or Mortgage Loan Investments, this profit is taxed at a 5% tax rate by Indemo.
Each year, Indemo, as a regulated investment firm, issues the tax statement to the customers, where information is provided on the amounts of interest paid and tax withheld.
Considering that Indemo is domiciled in Latvia, being a member state of the EU and having a Double Tax Treaty with Germany, the tax resident of Germany can declare the amounts of interest received and tax paid in Latvia, absorbing the tax paid in Latvia. He will pay just the remaining tax at 21.375% (26.375% - 5%) from the profit received on Indemo.
The same approach applies to the residents of Spain, where passive income from interest is taxed at 19% (up to an income threshold of 6000 euros). So, the remaining 14% tax will be payable in Spain when the annual return is lodged.
