We’re starting July on a high note with another successful repayment – the fourth one this year!

We’re excited to share that €144,536.05 in principal and interest has just been repaid to our investors from the R005: Apartment at Baronessa de Malda debt. This repayment affects 800 investors, making up 7.5% of all active Notes on the platform. It marks yet another significant milestone for Indemo and continues to demonstrate the reliability of our Discounted Debt investment model.

Annual ROI ranged from 15.01% to 23.77%. The annual average weighted ROI for this repayment was 16.12%, reinforcing the consistent returns our community of investors is seeing through real estate-backed recovery strategies.


🔦 Spotlight on the Repaid Debt: R005 – Apartment at Baronessa de Malda

This investment was linked to an apartment located on Baronessa de Malda 2, in the El Gall neighborhood of Esplugues de Llobregat, a well-established residential zone southwest of central Barcelona. It sits at the corner of Doctor Ramon Turró street, in a mixed-use building with commercial premises on the ground floor. The surrounding area is known for its urban stability and proximity to major municipalities like Hospitalet de Llobregat and Sant Joan Despí, just 10 km from the heart of Barcelona.

The debt was first listed on June 25, 2024, while in the Submission Confirmation stage. It remained in this stage until the full repayment on July 10, 2025.

Hybrid Exit Scenario:

Sale on Institutional Secondary Market + Out-of-Court Settlement

The R005 repayment was completed through a combination of a sale on the institutional secondary market and an out-of-court settlement. In this case, the debtor had identified a buyer interested in acquiring the underlying real estate and was looking to transfer the debt. A third party was willing to refinance the obligation and settle the outstanding balance with the debtor separately.

After assessing the situation, the servicing company has concluded that a full legal process was not necessary, as it might erode the return on investment. This hybrid approach allowed for both market execution and a negotiated resolution, resulting in an efficient and timely recovery.
