Spotlight on the repaid debt: J074 Apartment on Calle San Roque, Madrid

At Indemo, every Discounted Debt investment is secured by real residential property in Spain. J074 was backed by an apartment on Calle San Roque in Parla, Madrid, providing tangible collateral behind the recovery strategy.

The asset is a 60 m² residential apartment constructed in 1970, located in an established, middle-class residential area of Parla, a municipality in the Madrid metropolitan region. The neighborhood is primarily residential, with local economic activity concentrated in industry and services.

J074 was first listed on 18 February 2025 at Step 10, Auction Preparation, and reached repayment at Step 15, Closing the Auction. This means the case progressed through the auction-related stages of the recovery process before the servicing company selected the final exit route.

Recovery scenario

In the case of J074, the servicing company successfully advanced the debt from Auction Preparation (Step 10) to Closing the Auction (Step 15), resulting in the property title being awarded to the servicing company.

The repayment was facilitated through the sale of property acquisition rights to a third-party investor (Cesión de Remate), one of the exit routes in Indemo’s recovery model.

CDR (Assignment of Auction Rights) is an established exit strategy in the Spanish distressed-debt market. It allows the creditor to monetise its position by transferring judicial auction award rights directly to a third-party buyer, without first taking ownership or possession of the underlying property. This typically accelerates debt recovery and reduces the costs and risks associated with property ownership, possession, and resale.

This approach reflects one of the key advantages of Indemo’s Discounted Debt model: the ability to select the most suitable recovery route based on the progress of each individual case.

The servicing company follows the principle of maximising possible profit within the shortest realistic timeframe. In the NPL market, legal recovery progress can increase a debt's attractiveness to institutional buyers, as a more advanced case may have a shorter expected recovery period and fewer remaining procedural uncertainties.

For J074, the selected exit strategy delivered an annualised weighted ROI of 15.31% p.a., in line with Indemo’s target return of 15% p.a., while achieving recovery ahead of the target 24-month timeline.

Clearer Cashback Reporting

Recently we have also improved how cashback transactions are allocated and displayed in investors’ statements and portfolio reporting.

With the updated logic, cashback is now linked more clearly to the investment transactions that generated it. This gives investors a more detailed view of how cashback was calculated, which investments generated it, and how it contributes to the overall return.

The update also improves the Portfolio > Assets > Sold section. For repaid investments, investors can now see the Actual Return together with a clearer breakdown of the investment return and any cashback already paid in relation to that investment.

This does not change the cashback amount owed to investors. It only improves how cashback is displayed, making reporting clearer, more transparent, and easier to follow.
