Several Indemo recovery cases have reached important milestones, and this focused update highlights R096, J056, R226, R184 and J074.
The cases are currently at different stages of the Recovery Flow, but recent developments provide greater clarity on their expected recovery paths. R096 has already reached Step 24: Sale of Estate following an out-of-court settlement. J056 is progressing through a hybrid recovery route, while R226, R184 and J074 have now moved to Step 15: Closing the Auction.
Important: These debts should not be considered repaid unless repayment has been separately confirmed. Reaching an advanced Recovery Flow stage, including Step 24: Sale of Estate, means that the recovery process is progressing toward its final phase, but additional steps such as property takeover, registration, possession, sale, receipt of proceeds and distribution of funds may still be required.
R096 – House in Vacarisses
Previous Status: Claim Acceptance (Step 3)
Current Status: SALE OF REAL ESTATE (Step 24)
What this means: The property is being sold on the market.

R096 is secured by a residential house in Vacarisses, Barcelona, approximately 10 km from Terrassa.
Unlike the other cases in this focused update, R096 has already moved directly to the final Recovery Flow stage following an out-of-court settlement with a debtor.
The settlement enabled the case to bypass much of the standard foreclosure and auction process, with the agreed recovery route now focused on taking over the property and proceeding with its sale.
Usually, once a property is taken into possession, the servicing company first assesses its physical condition and marketability. Based on that assessment, the team decides what type of works are needed, ranging from a basic clean-up or cosmetic refresh to broader renovation or, in some cases, more structural improvements.
The goal is to prepare the asset for sale in a way that supports the best achievable market price and improves the chances of a successful transaction.
This fast-tracked progression demonstrates how a negotiated settlement can create a more efficient recovery path when the circumstances allow.
Please note that R096 has not yet been repaid.
Step 24: Sale of Estate is the final step of the 24-step Recovery Flow, but the property still needs to progress through the relevant takeover and sale process before recovered funds can ultimately be distributed to investors.
J056 – House in Alicante and Apartment in Albacete
Previous Status: Claiming the Auction (Step 13)
Current Status: CLOSING THE AUCTION (Step 15)
What this means: The Court issues a certification stating the results of the auction.
J056 is secured by two properties:
- A house in San Miguel de Salinas, Alicante

- An apartment in Albacete

This case is following a hybrid recovery route.
One property was sold at auction, and the servicing company is now waiting for the corresponding proceeds to be calculated, confirmed, and transferred by the court.
For the second property, the expected outcome is for the servicing company to take ownership and possession and subsequently proceed toward its sale.
Because the two properties are following different recovery paths, repayment may potentially take place in more than one tranche, depending on which proceeds will come first.
The exact timing and amounts will depend on the completion of the respective court, ownership and sale processes.
R226 – Detached House with a Garden in Barcelona
Previous Status: Auction Tax (Step 12)
Current Status: CLOSING THE AUCTION (Step 15)
What this means: The Court issues a certification stating the results of the auction.

R226 is secured by a detached residential house in La Torre de Claramunt, Barcelona, with approximately 206 sqm of adopted area, four bedrooms, a private garden and surrounding green areas.
The auction has now officially reached its closing stage. Based on the outcome of the auction process, the servicing company according to the Flow next steps will be taking ownership and possession of the property and subsequently is expected to progress toward its sale.
The next Recovery Flow stages will reflect the formal property takeover and the remaining steps required before the property can be marketed and sold.
R184 – Terraced House in Alicante and Detached House in Madrid
Previous Status: Auction Tax (Step 12)
Current Status: CLOSING THE AUCTION (Step 15)
What this means: The Court issues a certification stating the results of the auction.
R184 is backed by two residential properties:
- A 2-bedroom terraced house in Torrevieja, Alicante

- A 2-bedroom detached house in Villa del Prado, Madrid

The auction process has now reached Step 15: Closing the Auction.
The auction has now officially reached its closing stage. Based on the outcome of the auction process, the servicing company according to the Flow next steps will be taking ownership and possession of the property and subsequently is expected to progress toward its sale.
The upcoming Flow stages are expected to reflect the formalisation of ownership and the progression toward the eventual sale of both properties.
J074 – Apartment on Calle San Roque
Previous Status: Opening the Auction (Step 14)
Current Status: CLOSING THE AUCTION (Step 15)
What this means: The Court issues a certification stating the results of the auction.

J074 is secured by a 60 sqm residential apartment in Parla, Madrid.
The auction has now officially reached its closing stage. Based on the outcome of the auction process, the servicing company according to the Flow next steps will be taking ownership and possession of the property and subsequently is expected to progress toward its sale.
The asset has not yet reached the final Recovery Flow stage. Future Flow updates will reflect the remaining ownership, possession and sale-related steps.
Five cases moving toward a more controlled recovery phase
The five cases highlighted in this update are following different recovery paths, but each has recorded meaningful progress.
For R096, an out-of-court settlement has already moved the case directly to Step 24: Sale of Estate.
For J056, the recovery combines proceeds from one property sold at auction with the takeover and expected future sale of the second property.
For R226, R184 and J074, the cases have now reached Step 15: Closing the Auction. Based on the auction outcomes, the servicing company will be taking repossession of the properties and will continue through the remaining Flow stages toward sale.
These developments do not mean that repayment has already taken place. The remaining process may still include legal formalities, ownership registration, possession, property preparation, marketing, sale completion and receipt of the relevant recovery proceeds, but with a clearer and more controlled path toward recovery.
